HOA and Condo Fees Skyrocketed In 2024 & Going To Get Worse In 2026
Rising homeowners association (HOA), condo, and co-op fees are becoming a significant and growing burden for U.S. homeowners, often increasing faster than inflation. Nearly one-third of U.S. housing is now part of community associations, and the vast majority of new single-family homes are built within HOAs. These dues—used to fund amenities, maintenance, insurance, and shared services—can range from a few hundred dollars annually to thousands per month. Data from Realtor.com, Redfin, and Miller Samuel show sharp increases across the country, with especially steep jumps in places like Seattle, Florida, and New York City, making ownership increasingly expensive even after the purchase is complete.

These rising fees are straining household budgets at a time when mortgage rates, home prices, utilities, and property taxes are already elevated. Unlike fixed mortgage payments, HOA dues tend to rise over time and are mandatory, non-negotiable, and enforceable through foreclosure. A growing share of homeowners now pay more than $500 per month in association fees, up from just a few years ago. For some owners—particularly retirees on fixed incomes—these costs are becoming a reason to sell, as high dues and looming special assessments can deter buyers and create financial uncertainty.
The increases are driven by higher insurance premiums, more frequent and costly repairs, climate-related damage, rising labor costs, and new regulatory requirements—especially for older condo buildings, such as those in Florida following the Surfside collapse. While HOAs are intended to preserve property values and spread costs across communities, evidence of their financial benefit is mixed. Experts advise buyers to closely review association financials, meeting minutes, reserve funds, and fee histories before purchasing, as steady increases are often preferable to sudden special assessments—and assuming dues will stay flat is increasingly unrealistic.
